Luxury rental in Astoria launches lottery for 90 apartments, from $828/month

Applications are now being accepted for 90 mixed-income apartments in a new luxury rental building in Astoria. Located at 34-35 44th Street on the border of Long Island City, the 13-story Hearthstone offers residents thoughtfully designed units with top-tier amenities, blocks from bustling Steinway Street. New Yorkers earning 40, 60, 100, and 130 percent of the area median income can apply for the units, with one bedrooms ranging from $828/month to 3,298/month and two bedrooms from $967/month to $2,768/month.

The 13-story building, developed by Silverstein Properties and designed by Hill West Architects, contains 354 units and 25,000 square feet of retail space on the ground floor.

Amenities take up 20,000 square feet across the second and 10th floors. There’s a sky lounge with co-working and entertainment spaces, a fitness center with a studio and outdoor terrace, and a rooftop terrace with dining and lounging areas.

Additional amenities include a party room, children’s playroom, courtyard with a dog run and pet spa, laundry room, bike storage, a 200-spot parking garage, and a 24-hour attended lobby.

The residences, crafted by interior design firm Whitehall, feature high-end finishes, with custom cabinetry, stainless steel appliances, quartz countertops, and wood-style flooring. Each unit also offers central heating and cooling, in-unit washers and dryers, custom closet systems, and oversized windows, according to the Astoria Post.

Bathrooms feature three-piece rain showers, porcelain tile flooring, and Robern medicine cabinets.

The property is located in close proximity to the vibrant dining, shopping, and entertainment options along Steinway Street, as well as Plaza 48, a shopping center with a diverse variety of stores and specialty shops, including a BJ’s Wholesale Club, H Mart, and more.

Hearthstone is conveniently located close to the E, F, M, and R subway lines at the Steinway Street location, as well as the Q66 and Q101 buses.

Leasing for the building’s market-rate units launched earlier this fall. Current rentals at Hearthstone start at $3,071/month for one-bedrooms and $4,419/month for two-bedrooms, according to CityRealty.

Leasing and marketing for Hearthstone is being handled by MNS Real Estate.
